Ochoa Co. founder Aaron Ochoa partnering with Doy Gardner, owner of Black 13 Tattoo, led the development and construction team to repurpose The Lucille Building at 1313 Dickerson Pike in Nashville. It exemplifies the Blue Ocean Strategy by transforming a neglected or underutilized property into a vibrant community and commercial hub. Located in an emerging redevelopment district, the project reimagines the historic building corner as a multi-purpose space that blends preservation with modern use. By leveraging Dickerson Pike’s growing reputation as a cultural and commercial corridor, the Lucille Building created a new market space for small businesses, creatives, and community engagement.
This project innovatively combined local entrepreneurial and construction expertise with creativity, design aesthetic and a commitment to the neighborhood's historical character. It attracted diverse tenants Black 13 Tattoo, Cal’s, Plane Jane and Coneheads offering patrons a unique mix of modern amenities and historic charm, while simultaneously revitalizing the area. In doing so, the Lucille Building stands out as a distinctive and valuable asset to the community, making competition in conventional development markets irrelevant.
